We stayed at the Garden room for two nights. The room is very small, has a moldy/musty smell that won't go away. The bathroom and shower area are very small. The freestanding closet is very small and though we packed very light for two, we still had our clothes out on the chairs as there was no room for them.
The daily breakfast was good and served well. The grounds are OK, similar to any maintained backyard.
When departing, we asked to change the method of payment from the credit card used to reserve, to another. We were told by the manager that there will be a 5% charge for that. However, credit card companies refund transaction fees when a refund is given to a customer. Further, all of the fees for staying there were already charged to our credit card!
Overall, an expensive stay for a non-holiday weekend.
We will NOT be staying at Simpson House again, and will not recommend it to others.

We are sorry you reserved one of our smallest rooms on the property and had difficulty with the size of the room. We do have many other rooms to choose that are much larger in size and would have been a better fit for your needs. I am also very sorry, I have to charge you a fee for the extra expense caused by refunding credit card transactions on a already prepaid reservations. We pay per transaction. My partner and I stayed at the Simpson House Inn for the Holidays in Santa Barbara. It is the most beautiful property in the perfect location, if you want to get a taste of what this area has to offer. It is a short and scenic walk to downtown and nearby attractions. We stayed in two different rooms and both were lovely. Breakfasts were fantastic, but above all, service from the property manager, Luciano, was superb. Every request or worries we had, Luciano was there to make everything just perfect. We also enjoyed the cookies he baked for us, which were world class... not exaggerating! We will be back.

Everything from the first greeting to the final good bye was just world class. We enjoyed the Parlor room with its cozy fireplace as well as the lovely grounds with tinkling fountains. The breakfasts were superb and the afternoon cookies and the appetizer plates were also delicious. The linens were better than anything I’ve ever experienced in a hotel. The staff (CB, Theresa, and Haily) were all friendly, helpful and very kind.
Thank you so much for a really wonderful stay in Santa Barbara!

Although pricey, this Bed & Breakfast was perfection in every way! When we arrived we were met by Karen who showed us to our "cottage" and went over all the details. She also provided us with names of restaurants within walking distance which were wonderful! She could not have been more welcoming! The room was spotless with all the conveniences you would have at home and the grounds were lush and beautiful. Breakfast on the veranda was delicious and the service was prompt and attentive. I wish we could've stayed for a month!!

It's like going back into time where life had a more relaxing, upscale feel. The grounds are incredible..you can just sit on any chair and feel so relaxed. You just be. The porch is so great especially when they serve their delicious breakfast...unlike anything offered at most places. Throughout the day, there are homemade scones and lemonade...such a nice refreshing treat/amenity. The rooms do send you back in time a bit but impeccably done. If you're as fortunate as I was to get a wrap-around porch balcony overlooking the front and side garden, you'd want to entertain yourself and invite all your friends over. As if that's not enough, the afternoon wine and appetizers are presented with such an "otherworldly" experience.. other places just don't do this. It's upscale yet homey and welcoming. Only two blocks from State Street, you can walk all around and enjoy a lot of what Santa Barbara offers. Everyone on the staff is so friendly. I will definitely be back. Thank you for a great experience. Then to top it off, you are presented with a set of beautiful notecards as a memory of your experience. Incredible!!

First time here and certainly will come back again soon. Awesome accommodations, the grounds are incredible, the house is amazing. Went cycling each day so did not partake in the provided breakfast nor the early wine tasting until next visit. You literally feel removed, a good thing, from the hustle and bustle of the outside area.

When assistance was needed, immediately someone is there to assist. Rooms in house as well as separate cottages are available to stay in.

A must visit the next time you visit. Located in downtown Santa Barbara and within walking distance to the heart of the town!!!

Excellent is every aspect. Quiet neighborhood but fairly close and walking distance to central downtown. Beautiful grounds and property. Comfortable rooms. Friendly, professional and helpful service. Excellent breakfast. Gluten free cookies waiting for us were really yummy. The Simpson House provides an excellent home base for touring the area and excellent lace to setback and relax.

My husband and I were gifted a stay at the Simpson House Inn for our first anniversary. What an incredibly beautiful experience. Our stay in Greenwich cottage, which was clean, comfortable and tastefully decorated, with the jacuzzi tub, was absolutely lovely, The staff were so friendly and went over and above to accommodate our every need. What a delight to have scones and lemonade in the afternoon, hors d’oeuvres and wine and cookies in the evening, and then a gourmet breakfast the following morning in the beautiful and tranquil gardens. The Inn is located close to downtown shops and dining and the beach and some magnificent gardens. We couldn’t have asked for a more perfect experience. Thank you to all who made our stay memorable!

This property is far too understated in photos and reviews. It is simply exceptional. The entire vibe on the grounds lends itself to relaxation + calm. The attention to details from landscaping to guest experience are unparalleled. Haley's level of hospitality and customer experience is beyond anything I've seen in travel all over the world. I am almost hesitant to provide such an honest, glowing review because I will be back often and hope it stays a bit of an secret. Just amazing spot.

What a charming inn! This house is a step into the past in a most pleasant manner. We stayed in the Parlor Room. It is old-timey. With gorgeous wallpapering and even a fireplace. The chairs are a bit tired and the toilet is ready for an update, too. Beyond those two very minor details we can assure you the staff are warm and friendly, the grounds so lovely, and the breakfasts were delicious! The inn is in a quiet setting and as soon as you pull into the property you will feel it’s calm grace.

I did call and they got back to me immediately. They don't have a room with 2 beds for me and my sister sadly. Such a beautiful place though – I would love to visit with my husband!

"Reserve one of the bungalows. Call the Inn directly. Loquita is a delicious Spanish tapas restaurant. The paella is fantastic! "
