The view from the main road is a little off-putting, but if you walk through the lobby you enter a tranquil courtyard around which most of the rooms are situated. They do have superior rooms but Ive only ever stayed in the basic economy rooms. No frills but you do get aircon and a fridge, small shower/ wc in wedged in. Furniture that feels well used. But its cheap, and there is a certain charm to the place - each room has a nice verandah area where you can sit out and chill. Also if you have a bike/ car they have very secure parking in front of the rooms. The superior rooms are probably better but check theyre not overlooking the main road as if they are they will certainly be noisy. For a little more money the Na Thapae hotel nearby is a good option too.

The property is very well located close to the night market and the old town temples. The reception staff is very accommodating and polite however lack a bit of English (not a big deal thought). The breakfast is served just right by the reception entrance and the selection is two different Asian dishes or two different egg dishes with toast. Either orange juice or coffee is served. The room was spacious and clean. The hotel and the room gives a feeling of a very old fashion style property but well kept with pride. In the room we had the basic amenities: AC, TV, water heater with coffee, fridge etc etc. Lots of space to store everything. To point out the absence of a safety box. The room was impeccably done between nights and our room was located in a very quiet area, allowing us a good sleep. Once again if we think about a total price of 800 THB..........well I believe it is a fairly good deal.

Not sure how 700 baht a night compares around the city as fast as cheapness but I did not like this hotel. Slept terribly. Pros - Shower gets and stays hot - Air conditioner works well - Wi-fi works well - Mini fridge with two water bottles stocked Cons - Shower head hose is to short to hook onto the high mount so you have to hold it the whole time - Beds are extremely hard - Lumpy uncomfortable pillow - Bathroom door isn’t solid, it has slats so you can hear everything FYI - Soap is on the counter in the room, not in the bathroom. We didn’t notice it until we were on our way out

Affordable rooms, big rooms and clean. Very impressed with the service. All staff speak good. Very good location services We want to go very well. Hotel near Thapae Gate Easy to eat, there are MacDonald and Seven nearby. Ideal for people who like walking the street and many temple nearby. Tasty breakfast with free Wi-Fi.

The hotel location is of value, but the rest is absolutely a total joke. Staff are not communicating and can't speak proper or passable English for a country where millions of tourists to visit it for the past 60 years. They speak better English in a poor country like Laos and Cambodia or even Vietnam. What a joke in the 21st century! These people are so brain watched, stocked up in medieval time. We left and try to forget how unsociable the place is. Bfast is expensive and total rubbish. The room is dark and old fashion 1960 type. Filthy and no housekeeping staff qualify at all. Stay away from that place unless you want to be all day in your pathetic room watching cable on a dinozaur television set dating 1970. cheap bedsheet and blanket and Ikeo 1950 types of furniture.

DON'T STAY THERE. the room are filthy. The staff have no hotelier experiences. The bathroom was full of germs due to the horrible maintenance and cleanliness. Impossible to have a conversation with any receptionist. the day staff can't speak English, yet the hotel is full of international tourists. the night girl is more like a school girls in puberty age, and trying to figure out what she would do with her life. She works two job in tow different places, how can she concentrate on us the hotel guests? She obviously cannot tackle nor handle the hotel problem,s. THIS IS A RIDICULOUS hotel and don't stay there. It's filthy, full of mosquito. The bedrooms look more like the late 1960 and has a monstrous size antique television set only in oldies movie you can see. The bed and mattress is so uncomfortable, even refugees would refuse to sleep on it. The coffee house is more a place for the staff and you feel really embarrassed to seat there Seldom there is air conditioning and Chiang Mai was terribly hot. The hotel staff seem to be shouting all the time, when we passed the lobby. They use the place as a personal area, guests are not really welcome to frequent the place. AVOID THAT HOTEL, you will be frustrated and the staff will make you so so embarrassed.

The reason you would want to stay at Roon Gruang Hotel is because of the price. Advertised one price and talk you out to make you pay a different price. Hotel entrance has promotion, but suddenly those rates are not available! Why keep a sign at the door if you are not able to provide the quote for room rates? Staff at the reception, very friendly, smiling but one lady rather rude and somehow impolite. Staff enthusiasm flies away quickly Lady cook annoying and make you feel pretty unwelcome during the breakfast. Rate reasonably low and with simple breakfast with Nescafe. Don't grumble for that room low rate. Lobby is nice but boring and you feel like disturning the staff when seating too long. Taphae Gate virtually next block. Night market is 15 minutes away and stores, pubs, restaurants and the all time vulgar massage parlors and prostitutes girly bars with dirty old men, loud music joints are the parallel street. Sunday walking streets in the vicinity. Many 7/11, Burger King, Mac Donald and Starbucks Coffee joints are all nearby the hotel too. If you don't mind very old 1960 cheap wooden furniture, outdated refrigerator size TV set, non much speaking English often inexperience staff, old grey bed sheets, damaged torn barroom towel, cheap brothel plastic windows curtain or painful for the yes fluorescence light in your room, this should be fine for a night. Look around as Chiang Mai offers so many similar yet better lodging, just street away. IF you have time to look around. We were in a rush and arriving very late to find a place to sleep for a the night.

I paid for a safe room, air conditioning and a hot shower and so was happy to get it. However despite the very trendy lobby there were a few unacceptable issues with out room: 1. The sheets were stained. Yes cleaned, but the blood/mystery fluid stains were still visible. 2. The shower room is very grotty with mould and grime all around the tiles. In general (and this is not necessarily a deal breaker, the decor is so old and worn so it is not a nice room to be in e.g. The curtains and the paint peeling off the wall. Try somewhere else!

This hotel is in an excellent location, 10 minute walk to the night bazaar and a 5 minute walk to the old city. The rooms are slightly dated but comfortable, air con is very good and they even provide a bottle of water each every day. Breakfast is included and is really good, the waiter even remembered our order as we stayed 4 nights. You won't find better for this price.

We got a room with three beds, the outside door had a petty big hole at the bottom, the rooms looked like needing a new paint stroke and the bathroom had an open fuse in the shower, as well as being able to shower with bent knees to wash Shoulders, head and hair. But the staff were cozy! The room of my parents was a bit better but still worn, so it's probably a nice hotel for such cheap money as long as you choose rooms that are double bed or rooms upstairs, because the upstairs was much nicer.
