The house has been thoughtfully furnished with period pieces, books, and art. The bedrooms are not over-stuffed with useless geegaws, like so many Victorian B&Bs are. There is actually room for your own stuff. The kitchen is large and is stocked with necessities and snacks. My favorite place to hang out was the all-season porch, which overlooked the duck pond (see photo). It has is a collection of board games and videos in case the weather is too bad for hiking the nearby trails. Now for the caution. Before booking, I read the TripAdvisor reviews and noted the one by a person who complained of a fraudulent charge on their credit card after booking (so he had to replace the card) and another fraudulent charge on the new card after it was presented to complete payment. The only place the new card was, this reviewer said, was to pay the balance on the Rugby stay. I thought... maybe they did not understand that a one-night deposit was going to be charged to the card right away? But what about the 2nd fraudulent charge – that was not a misunderstanding. But I booked anyway, because I really wanted to stay in Rugby. Yes, the deposit for one night was charged, as expected, but a week later, I had a fraudulent charge on that card -- a $20 donation to Sierra Club. Now, the Sierra Club is a fine organization, but I have had no contact with them, and that charge was totally fraudulent. I don't use the credit card a lot, and I haven't had a fraudulent charge in 5 or 6 years, so I'm highly suspicious that the Rugby, TN, web site that handles booking for the historic houses is to blame because they had the card #, expiration date, and 3-digit code. It's a really odd, one-off web site. Why doesn't the Historic Rugby organization use PayPal? Can I prove it the web site that handled payment was at fault? No, but there is a start of a pattern here. If other people who stay at Rugby experience this same thing, they should post about it on TripAdvisor. Unlike the other reviewer, I did not use my credit card when I arrived at Rugby to pay the balance of my stay. Forewarned by their experience, I took exact cash. The other odd thing about the booking web site is that it wanted to double-charge me for taxes (see 2nd photo). The receipt it emailed me showed the total for the room, the total taxes for the room, and a grand total that exceeded the two previous items by the same amount shown for taxes. The taxes you should be charged are: TN state sales tax = 7% Morgan County local sales tax = 2.0% Morgan County local occupancy tax 5% Total taxes = 14% of the room rate When I arrived at the visitor center, the staff member asked for the correct balance due, so there was no argument about what I owed. Clearly, though, the fact that I took the time to look up the various hospitality taxes means that I was feeling a some anxiety about what appeared to be a second instance of fraud associated with a booking a room. Vacation is supposed to alleviate anxiety, not cause it. I wish there was a way to book a room in advance without using their weird web site payment system. I will not use it again. And that diminishes the chance that I will stay again at Rugby, which is a shame because it is a fascination and beautiful place.

We attempted to stay at this location made my reservations on line for our anniversary trip. Booked online within 12 days of making the reservation my credit card number was compromised. Not thinking anything of it. Called the house and explained to them the situation that my card # was compromised. Give them the BRAND NEW card number for the old compromised card speak to ab actual person and provide them all the details and what do you know 10 days later that card # is compromised. This is the only ace that the old and new card #s were used at. Be careful when paying online or calling anyone and giving a crefit card number. Use a card that you rarely use protect yourself. We canceled our reservation as their was zero care or customer service that this happened from their website or representatives.

I rented the entire Newbury House for a class trip. The experienced surpassed my expectations. The kitchen was well stocked with breakfast foods; everything was spotless; rooms were comfortable; we enjoyed the gas fireplace in the living room. We cooked dinner in the kitchen and wandered the village. There is an internet connection as well in case you cannot get away from business. Rooms are decorated in Victorian style but with contemporary comfort. A lot of loving care has gone into making the village what it is today. A nice time to be in Rugby, with daffodils blooming, and a beautiful view of the pond. In addition, Historic Rugby is making constant improvements, like a keyless entry system. The Harrow Road cafe is due to re-open soon, as well!

Well worth a detour! My mom and I really could not have loved our stay at the Newbury House more. Every year, we road trip across the country and delight in discovering historic, off-the-beaten-path places. Rugby, TN is a new favorite. We eagerly anticipate returning to this gem and introducing other friends and family members. On Thursday night, two road-weary gals pulled into Rugby after a long day of driving. It was 7pm and the only souls about were a gentleman mowing the lawn and a friendly black cat (who we later learned is famous enough to be emblazoned on souvenir Rugby t-shirts). The self check-in process was a piece of cake and we were into the beautiful building in a breeze (what a charming original Victorian doorbell!). Noticing the cafe was closed up for the night, we were a little worried about being apparently stranded so far from food, but imagine our delight when we discovered a kitchen in the Newbury fabulously stocked for us with all manner of treats: cookies, donuts, oatmeal, tea, coffee, bagels, fresh fruit, juice, milk, granola bars, cereal....This happy surprise felt like something right out of a fairy tale. Every room in the Newbury was spotless. The building is right out of history, but all of the utilities were flawlessly updated and functioning. The bathroom was just as nice as any you would find in a modern hotel. The shower was heavenly. When we woke up, we enjoyed lunch at the cafe and a tour of the town beginning at the Visitor's Center. A highlight was a long conversation with the gentleman running the printing shop. Our only regret was that we could not have stayed for longer. Other highlights: -Our Newbury guest rooms were beautifully appointed with antique furniture, much of it original to the town. -A guest book in the Newbury contained signatures of recent visiting descendants of the town's original founders! -Everyone we met was incredibly hospitable and warm. The volunteers obviously love what they do. -No TVs in our rooms, hooray! How often does that happen? A++ for that (Though tv watchers may be comforted to discover the communal tv in the Newbury kitchen). -It’s obvious that no attention to detail has been spared. What a pleasure to peer back in time at the town via the original photos hanging on all of the walls. Thank you for all that you do to share and preserve this interesting history. You’ve done a magnificent job of bringing it to life and we enjoyed the opportunity to step back in time. We can't wait to return to check out your program of events, hiking trails, and other residences!

My daughter and I spent two nights at Newbury House and loved it. While it is not actually a bed and breakfast in the conventional sense (as in full, hot breakfast served to you), the kitchen is stocked with a good Continental breakfast of pastries, yogurt, fruit, juices, bottled water, and coffee that you could serve yourself at any hour or just grab-n-go, which was absolutely perfect for our needs. Plus, other snacks. The house itself was lovely, although we were gone for a good part of our stay that we really didn't take advantage of the formal sitting room or sunroom. However, we had a nice chat with other guests on the comfortable front porch during a rain shower, which made for an excellent memory. We stayed in the Emily Hughes room, and were pleased to discover a roll-away bed had been included, as the room's bed was a full size, which I wish had been disclosed in the room listing. Our room had a window air conditioner, given the warmer weather, but overlooked the lovely pond in the back yard. Towels, bath products, and comfy terrycloth bathrobes were provided in the room, as well as the bathroom. We did have a shared bath (I believe the Emily Hughes and Charles Oldfield rooms share that bathroom), however had no sharing conflicts. We were provided a key for it, and I assume it was meant to remain locked when not being used, but we didn't bother with that. The door, original to the house, was a bit sticky, so just leaving it open when not in use allowed it to air out between showers and one less time struggling to open it. Our time spent in Rugby itself was wonderful. We took the historic walking tour with Sue, who was funny and cheerful, so I highly recommend it. We had one slip-up with the lone restaurant in Rugby, the Harrow Road Cafe, which had apparently decided to close earlier on Thursday evening than was stated on the website and printed materials provided in our rooms, so we found ourselves driving 20 minutes away for Chinese food. However, the next night, we did have dinner at the Cafe and it was excellent. All in all, we were very satisfied with our stay at the Newbury House and in Rugby and will most definitely be back. TIPS: Bring food with you given the limited nearby eateries, unless you're okay with driving 15-20 minutes. There is a full kitchen stocked with dishes and cookware, as well as microwave and refrigerator. Also, DO take advantage of the local walking/hiking trails and Rugby's proximity to Big South Fork National Park -- there are loads of excellent trails to hike. Bring shoes with good tread and bug spray. Pay attention to trail difficulty ratings; for instance, the Massengale Homeplace trail has some steep slopes to walk and will be a bit slippery if it's wet out.

Great place to get away from the modern world (although there is Wi Fi)! Comfy bedroom with nice common areas plus coffee bagels etc for breakfast (self serve) Plenty of great hikes in the area too. Don’t go if you want nightlife but I loved it and have already booked my next visit,

The Newbury House is like stepping back in time. The warm summer evenings are perfect for sitting on the front porch watching the fireflies, or to enjoy the new morning with your coffee/tea. The gravel roads are perfect for a nice walk. The Kitchen was fully stocked with water, orange juice, bagels, coffee, tea, granola bars, mints, etc. The house was very clean and comfortable and was decorated impeccably! I miss the house already and plan to return soon!!

My boyfriend and I decided to take a quick one-night getaway to Rugby and my only regret is that we didn't book the entire weekend or more! We both love historical places and thought this would be the perfect quick getaway. Rugby is a must for anyone who loves peace and quiet with a little adventure and a good ghost story thrown in. PLEASE do not let this deter you from visiting. We found this info to be more intriguing than anything and had plenty of laughs and a few "scares" over the course of our stay. The Inn is beautiful and original to the colony with some original furnishings. Its important to note that this Inn is not a typical bed and breakfast. There are no hosts onsite. When you enter its quit like entering someone's home unattended and you have a sense of stepping back in time as much of the home is decorated in period furniture and artwork. We shared the house with only two other people so there was plenty of peace and quiet and adequate privacy. Our room was one of two that shares a hall bath which was not a problem, unless your scared to go alone at 3am ;). There is a fully equipped kitchen that is shared. There were also plenty of snacks provided such as breakfast bars, fruit, tea, and coffee. The inn also sits on the bank of a large pond which would be perfect for fishing or relaxing beside it in a hammock. We are already planned our next trip!

I’ve stayed in Newbury house 3 times in the past couple of years and love it each time. Christmas is our favorite time to stay. I love the older feel of the house and the peacefulness of the place. It’s not a bed and breakfast, but I like bringing my own food and making it in the little kitchen. This is NOT the place today stay if you want to stay inside and watch tv all day, but it is ideal for coming in at night after a day of exploring the village and outdoors. My favorite room has been the Thomas Hughes suite. The beds are comfy, the bathrooms clean, and we have met some very interesting people during our stays.

If you are looking for peace and quiet this is the place. The house is very well kept and clean. The people are very nice and helpful. Full of history and there are little stores in walking distance. Be sure to bring everything with you because the nearest grocery store is about 45 minutes away. There is a Dollar General near by if you need some things.
