Place is conveniently located across the street from the beach. Notified Management company LSI about issues in B3 since arrival and they were not addressed the entire week we were there: TV had no voice and was inconvenient on rainy or sunburnt days being stuck in condo, toaster was apparently for decoration. LSI blamed they were waiting on owner. Tenants complained LSI was poorly managed. I believe it because Management wouldn't even return my call.

My husband and I along with two friends just returned from a two week stay in unit 401 at the Southwind. This unit is an end unit, so we were lucky it faced the South we were afforded much morning sun on our deck and were blocked from winds from the north. The second floor also has a nice area where you can get sun in the afternoon if it is too cool on the beach and pool side. Three bedrooms and three baths made this perfect for our group of five. I found the complex itself well kept, friendly and helpful, also it is gated which have you a very secure feeling.

I visit the Southwind Condominium yearly each June and stay in unit 104. The condo is in an excellent location removed from the driving section of the beach. This gives me much relief as my kids love to run and play on the beach, and i don't have to worry about the traffic. The unit is oceanfront. There is ample parking and the beach is literally just steps away!. The unit is clean and well appointed with tasteful coastal decor! The condo also offers great amenities such as a beautiful pool, tennis courts, shuffleboard court, and basketball courts. I look forward to staying at the Southwind 104 each year. If you are looking for a relaxing, beautiful, and peaceful beach vacation, this is the place.

Stayed 2.5 months in Unit 104 while waiting for house to be built. Location right on beach was nice, and quiet, but far from town. Whole building was going through renovation which Sea Breeze Realty hadn't mentioned! Loud and inconvenient!! Unit itself was very dated and in need of a makeover!! Dusty fake plants everywhere! Not very clean! Too many personal effects taking up way too much room. Would look else where!!

Great view of the ocean from our room with balcony, which also overlooked the pool, tiki hut and hot tub. Ecko the day time bartender was awesome. He went above and beyond his duties to make sure me and my sisters had everything we needed. I wish there were more people like him in the service industry.

I have stayed here many times. The pool is one of the largest and over looks the beach. There is also a great beach pad with plenty of chairs. Shuffle board and tennis courts. The beach is very clean and the sand is packed which makes it great for walking or riding your bike.

I don't even know where to start. This place was just great! We stayed in unit 205, which was VERY clean, spacious, beautifully decorated, and had the most well equipped kitchen I've ever seen staying in a condo. Also - the condo was a corner unit right next to the pool, so it was a 30 second walk to the pool and/or beach! The property manager, Tanna (sp?), is so friendly and helpful. The Southwind is one of the last condo complexes on NSB, and then it's just private houses for the rest of the way. So even though it's a public beach, being on the end made it MUCH less crowded and it felt almost secluded. It was mostly families staying there, which was really nice, and we got to know several people during our week there. We spent our days sitting on the beach in our beach chairs (we saw TWO sharks and several pods of dolphins, which was exciting!), and spent the evenings cooking and hanging out on the oceanfront balcony, enjoying the panoramic view of the water and the sound of the waves. It was so relaxing! In addition to being lazy, I enjoy running, and was pleasantly surprised to discover the sand on the beach is very packed, so it was very easy and enjoyable to go out on my morning runs. With regards to the kitchen: I cook every day, mostly from scratch. The kitchen had literally EVERYTHING I needed except for a lemon juicer (I brought my own), and a good spatula (though they did have a spatula - I bought another one at Publix). I can't think of anything they didn't have (even a food processor and crock pot were found in the closet above the laundry!). It was so nice to be able to cook anything and everything I wanted to make! They had plastic containers, so we could take our lunch down to the beach if we wanted. There are many restaurants in the area. There is also a Dollar General Market (right next to a liquor store!) about three minutes down the street that sells basic food items. For something fancier and more variety, the Publix is about ten minutes away. We can't wait to go back to The Southwind for another relaxing week! One side note: Bring bug spray! There are these tiny bugs called no-see-ums that come out at night. You really won't see them, and they will EAT YOU ALIVE if you don't have bug spray on! Also, you can't have rafts in the pool, but you can use noodles.

We spent a week at the Southwiind. Really enjoyed NSB and this condo. The beach is just great and quiet...after the Memorial Day weekend! 2 bedrooms overlooking pristine grounds and the beautiful Atlantic. Will be returning here next year.

With three teens in tow, we headed to New Smyrna Beach for a week to unwind and that is what we got. The condos are ON the beach and the unit we rented, #201, was super clean and had three spacious bedrooms. This is a corner unit so there are windows expanding the entire space. The beach was pristine with lots of shells and you could walk forever which is what we did every morning. We used the kitchen for breakfast and lunches and then went out for dinner at some good and some so-so places. The pool on the premises was always crystal clean and inviting with plenty of chairs. The beach pad was a perfect spot to be on the beach without having to bring your things to the sand. It was wonderful and breezy... As with most condos on New Smyrna, the population of folks here are in retirement so activities were card games and shuffle board but they were all super polite and didn't mind the kids antics in the pool. We rented a surf board but otherwise, the unit had a lot of boogie boards and skim boards and beachy stuff that we didn't need to purchase any other things. Southwind was just what this over scheduled family of 5 needed to come back together, share three meals together and deflate oceanside. Unit #201 could use new sheets and a lot more beach towels that have some substance.

New Smyrna is a great vacation if you want to be away from crowds and go to a real family friendly vacation. Gorgeous beaches. Max on beach in front of our condo 40, max on weekend. Southwind is a great condo, specifically unit 703. Great for families with children. Most condos are bare, this condo has left so many things in the room to make you trip nice. Spices, oils for cooking, salt, etc. For kids, we had a six and three year old, it was great. Bed rails for two beds, booster seat, noticed pack n play, tons of toys and books and videos for kids, books and videos for adults, two rocker recliners, plenty of towels (provided beach towels), closet FULL of beach things, noodles, boogie boards, umbrellas, chairs, sand toys. Beds very comfortable, TV in every bedroom and LR. Heated pool year round, lawn out front for playing, gated parking, great beach. Beautifully decorated while comfortable. They really went out of their way to make their condo easy and comfortable. We could pack half the things we normally take on vacation. Very, comfortable and kid friendly for sure. No long wait at elevator; super fun.
