We booked this place because of the cheap price, but at the end it totally exceeded our expectations. The guest house is in the good area - 10 minutes walking to the nightlife of St Julians, and 3-4 minutes walking to the nearest bus station from where you have good connections for the rest of the island. Maria is very kind and with a lot of usefull informations, she was verry helpfull.

I siply love this kind of accomodation in guesthouse. Family which run this house is so nice, friendly. Love it. Rooms and facilities are clean all the time, they care about their guest. Location is perfect, away from big hotel and bars but close (8 min) to the centre of Pacevile. Breakfast is wonderfull. You can ask whatever you want, fruits and vegetables included. Perfect. 100%.

Managed by two Brothers (bullies) uneducated who do not know with good manners .. they stole my money and threw me out of the hotel claiming I broke the rules THEY ARE LIES (I cooked something in the room) I paid the price they posted € 300 + € 100 deposit for a month's rent, they threw me away after a week and didn't give me back my money. Really bad people have taken advantage of me in this time of COVID when money and jobs are scarce. I went there to save instead they made me pay €300 for a week .. Unfortunately these people are not ashamed and do whatever it takes to get the money .. These two brothers have even threatened me and I have witnesses to this .. regrettable cases the police can't do anything for the customers and so they have the advantage of doing what I want. I do not recommend it at all also I will let everyone in Malta know how traumatic my experience was .. I have lived in different cities of Europe, Barcelona, ​​Madrid, Milan Munich and I had never experienced such a situation. AN ABSOLUTE SHAME BEWARE THE OFFERS THEY PUBLISH ARE NOT TRUE .. In chronological order: Staff: - the maid, or women who managed the house, she can't speak English, but very very can't!! But she tried to be kind. Room: - there wasn't water in the room when we arrived. Only some brown bubble. After when I asked it, She repair/do something. - two lamps has spent bulbs. - No Wifi in the room! (signal weak, password wrong...) - No hairdryer in the room, No shampoo, haircap etc in the bathroom. - first night, the curtain fallen down from the wall! Fortunately not to my daughter. I asked to repair it, but nothing has changed, maybe because the woman didn't understand it :( - air thin doors. Therefore if anybody move, wake up, use the toilet etc, anywhere in the near some room, you will hear it. Very noisy! Breakfast: - breakfast was very simple/poor! (one type of cheapest ham and cheese. Cheapest yoghurt. One vegetable salad. Rewarmed frozen weak "butter". - There isn't any dinner option, despite of the booking option. The cheaf is sick... I think it is not so real statement. - Last day, there wasn't milk at breakfast! The coffee machine has broken down. Before last day, the milk was spoiled! But it was good: - Most of the time , there was parking place around there. - Good location (close to St Julian "city center") - but nothing more :(

I did a reservation for 3 persons in this guest house, and notice that the check in hours was until 0:00, but they described that there was an option available to check in later, by contacting the hotel. They came back to me saying that I could only check in until 1h (just one hour more than 0:00...), had to pay 35€ more and they would put me in another place... Well, as my flight arrived at 0h30m, it would be very risky to stick with this reservation, so I immediately cancelled the reservation. It was not even the matter of having to pay more or stay in another place, it was because they just gave me one hour more to check in. They charged me the full amount of the reservation (190€) and I wrote some emails saying that this was unfair because they really didnt had an option for my time of arrival and to refund me. They just didnt care... I've travelled to many places and stayed in many hotel and guest houses and this is the first time that I'm confronted with such a thing... Even thought I was not in this place, I would surely not recommend a place which the staff acts like this.

Stayed here in May for a few nights and had a great stay. The room was basic, but had all essentials and was very clean. The hosts were excellent in giving me information on the hotel and the entire island of Malta, which was very welcome. They also helped out when I accidentally locked myself out of my room on the last night (whoops). Breakfast was very good, with a good selection of foods to choose from. Overall, a great stay and would recommend if your visiting Malta.

An excerpt from my travel blog after my night at Green Grove Guesthouse 24.3.18: ‘Although the noisy party going on downstairs finished at 2.30am, I still couldn’t sleep. Crinkly sweaty plastic sheet combined with the cold night air, made an unpleasant experience. Also, the room started leaking. Drip drip drip. Chinese water torture sprung to mind. To add insult to injury....workmen 8.30am. Bang bang, drill drill. I get up to have a shower. No shower gel or shampoo. Arghhhhh! We go downstairs and I explain to our lovely host Maria, that this has been the worst night in paid accommodation I have ever experienced, and fill her in. She apologised and suggested we have breakfast. We do, and it is underwhelming average. Maria tells us this is a one off and the rain was particularly heavy, and just a leaving party, and workmen are allowed to start after 8.30am by law etc. I couldn’t care less. I need sleep. I tell her, we are the guests, and you are not listening. I do not want to stay here another night, so yes, it will definitely be a one off! We have stayed in hostels and air BNBs on our world tour cheaper and way better than this, in comfort and amenities. So off we drive to explore, luggage in the boot & no idea where to go.’ To explain, the guesthouse had a large undisclosed party on our first night there. The noise was such that I didn’t get to sleep until 3.30am. The room leaked from a heavy rain shower & the bed sheets were plastic and sweaty. The cigarette smoke came under the bedroom door from the party and affected my asthma. We did not address it at the time as I was unsure of the safety in approaching a large rowdy group of people, of whom I did not speak the same language. It could have caused a big arguement, especially if they were as drunk as they sounded. The next day, we were woken at 8.30am by workmen, which really added insult to injury. I went downstairs to explain my complaint and Maria, our host apologised. I went back up to my room and upon exiting the room 10 minutes later, the workmen have placed their tools all around the entrance to my room, and I had to pick my way through it all. This made me lose faith in the Green Grove Guesthouse’s ability to look after us to a good standard and I didn not want to waste any further of our time, as a day had already been spoilt. While another room was offered, I had actually had enough of the place, and was not willing to give further chances to a catalogue of issues in our first night/ morning. I requested my money back for the nights we did not stay, (which I consider reasonable, and I thought it was nice of me not to ask for all the money back! ). I have video evidence of the massive racket from the party and the workmen, but still my complaint is not seen as valid, as they want to keep my money, even though they have not earned it. After emails back and forth, we have come to no conclusion, and Maria has unfairly withheld our money, as she thinks we should have stayed and given them a chance. That is not to them to decide. If it was only 1 problem, of course I would have done. The whole ordeal with how Maria handled my complaint, really spoilt our holiday, as she was so unnecessarily awkward and unhelpful about our situation, and seemed to think we were in the wrong. I used Expedia for most things on our recent round the world trip, and I have never felt the need to complain, it really makes me very unhappy having to do so. I really wished it had have been the case that we could have felt we could stay at Green Grove, but the room was not fit for purpose, and they perhaps should have opened a week later when the party had taken place and the ‘finishing touches’ to their renovation had been fully completed. At least they should have explained to us, so it wasn’t such a shock. I am really disappointed in the lack of customer care, especially as we had read all the reviews online, which are largely positive. But if you can’t rely on a business putting things right again when things go wrong, that is a massive failure on their behalf. We found the Maritim Antoine Hotel and spa in Melihia heights. It is far superior, with comfy beds, pool, gym, & hot breakfast all included, at a similar price. I would recommend anyone to stay there instead. Quiet and lots of local amenities. I normally prefer local small family run businesses, but if they can’t handle complaints properly, that is enough to change my mind.

Thanks for taking the time to review your stay. Even though we do acknowledge your complaints, I'd like to clarify a number of points which you have even been made aware of, both in person and via email. - We apologised immediately for any inconvenience and offered to rectify the situation as soon as you spoke to us - The merrymaking at the bar was not planned and was by guests who were very quiet for all other evenings. Had you immediately told us that it was disturbing you, we would have immediately changed your room (which had a balcony upgrade even though not requested) as other rooms at the back end of the guest house were available. In fact we immediately offered to change your room in the morning. - The sheets are not of plastic but are all linen sheets. It is the mattress protector that is plastic and this for hygienic reasons, which we can also remove upon the clients request - It happened to be a very heavy night of wind and rain as it sometimes does in Malta (it doesn't rain but pours!) and a few drops seeped through the window frame. The room did not leak and it certainly wasn't from the ceiling. - Everything in your room was brand new including the mattress and the heating which works perfectly fine. It must have gone off because of the timer setting which could have easily been switched on again. Also all rooms have hand and body soap available which you admitted to probably not having seen cause you were sleepy - The worker in the morning was at the guest house for just one hour fitting 3 doors and just left his tools in the corridor while working. This was the last piece of work remaining following a recent winter refurbishment. No need to close down the whole guest house for one hours work. We take complaints very seriously and had we been informed of the problems the night before we would have seen to rectify any of the inconveniences mentioned above immediately, especially because most of them were misconceptions and not actual problems (plastic, heating, soap, etc.) As a B&B guesthouse we also know, and do not pretend be, a 4 star spa hotel with the associated facilities. However we do always make sure that guests are made to feel welcome and at home in a family run place full of local and jovial character that is impossible to find in a large hotel :) Thanks again for giving us the opportunity to clarify all the above.

I spent 3 weeks in this guest house during the christmas and new year 2017/2018 and had a excellent time, mostly spent in the spacious bar downstairs. Both Maria and her son Sean are both excellent hosts. In addition Sean is a fantastic chef and the Rabbit meal (which I had on 3 separate occasions) is probably the best I have had in Malta. The TV's in the room do not have access to the sports channels. But there are sports bars in San Julian which are approx 10-15 mins walk away, if you want to catch up on UK / Italian football I would definitely stay here again and would recommend this place to my friends.

We had high expectations from this guesthouse, due to all the reviews on tripadvisor and booking. The truth is that this is an average place, which in our opinion was not worth 85 eur/night. They have good rooms and bad rooms, so it really depends on your luck which room you get. We arrived in the evening and were given a room with only a very small high window, and a small outside terrace surrounded by walls which could be accessed from the bathroom. The room was very claustrophobic and dark, so the next day we asked them to change our room and we got a normal and more decent room, with a proper window and a small terrace facing the street. The first room had also very low water pressure in the shower, the second had clotting shower (basically a pool was forming every time we took a shower and it took a while for the water to evacuate). I will try to be as objective as I can in this review, hoping it will make others make a good choice for their holiday. Pros: good location, quiet residential area close to Paceville, close to St. George's beach (10-15 min walk), close to a bus station from where you can get anywhere on the island. They clean the rooms every day, and if they give you a normal room, the stay can be decent. Cons: To get to Paceville you have to go under a bridge with a very narrow sidewalk and cross a junction with no crosswalk. It was not a problem for us, but you have to pay very good attention at the traffic, and if you are with children or a stroller it may be difficult. They don't have shower gel or toiletries, just plain soap for the sink, no hair dryer or iron in the room. The showers have issues (poor water pressure in the first room and bad drainage in the second). The walls are paper thin and you can hear everything, we were woken up during the night by people arriving and in the morning by the noises from other rooms (and they weren't even fully booked when we were there). The breakfast for us was inedible. I am confused at other comments here praising the breakfast, we are not fussy eaters, but they have really, but really low quality products, and I don't understand why, because Malta has really good quality food and local produce. For example: the have canned fruits, nothing fresh; the cheese is this molten processed spreadable cheese which is not even real cheese; the cold cuts are the worst kind; the bread is this square packed tasteless thing (when Maltese bread is so delicious!), the milk and yogurt are the cheapest kind from powder milk; they also have some sugary cereals and jams and some packed croissants, powder coffee and some tea. I understand that the cost may be an issue for them, but why not get less options, but better ones? I believe anybody would be happy with some fresh fruit and yogurt, and some real bread, cheese and vegetables, and they would not cost a fortune. Anyway, we stopped going to breakfast after the first morning. Overall, it was a decent stay, but I believe there are far better options out there.

Thanks for your constructive review. There are a lot of points you mention, some of which I will try to address. Thanks for the positive words about our location and the cleaniness of the rooms. The underpass you mention to get to Paceville is around 10m long and we obviously do agree with paying extra attention. There are signs for cars to go dead slow here. We do make sure that the place is always in good working order and constantly maintained and we do replace toiletries after every stay and the facilities within the room are standard for our class of guest house. The place is built in typical Maltese style with the fine weather not necessitating insulated rooms hence some noise you might have heard... but walls are not paper thin and you cannot hear everything. Guests moving in or out just might be making more noise than usual due to their heavy luggage and you might hear this like you would in any normal house. We offer much more than the standard Continental breakfast which is what we advertise, at great value for our clients and we also replace freshly every morning. Thanks again for your stay. We hope you enjoyed your visit to Malta.
