The hotel is in a great location by the sea in a beautiful area of Muscat. Another advantage is the bar with alcoholic drinks. However, the hotel needs a facelift. There is a lack of cleanliness both in the rooms and around the hotel, the windows are dirty, there is dust in the rooms. The selection of breakfast food is not large, but sufficient. Surprisingly, payment is only possible in cash.

When I first heard I would be staying here, I checked out the reviews on Booking.com and Agoda; all pointed to an average hotel with average facilities. Wanting to keep an open mind, this being my first trip to Muscat in over 16 years -- I gave it the benefit of the doubt. Oh boy, what a mistake! After ~8 days of being subjected to regular cereal for breakfast (as I was happily informed that I am the only guest at this hotel who has breakfast and the Chef only comes at 9am), however on a Friday -- finally after many phone calls and much to'ing and fro'ing -- I was afforded an omelette and old sausages (with cereal on the side, of course!) paired with dry bread and some stale kubus. Joy. Aside from having to navigate a hotel with only cereal for breakfast, and a dingy bathroom with a faulty flush and leaking toilet, to perpetually jammed doors, bedding with a mosaic of stains -- I was also asked by Housekeeping to wash my own teacups in the toilet sink. Fun. The next day housekeeping then proceeded to wash my cups in my room's toilet sink. With No Soap (not sure if this would have helped. But the whole thing was so gross I immediately bought paper cups that evening. Perfect. Let's not forget that housekeeping only turns up one in 3 days to begin with. However, nothing prepared me for what was to happen next: after 4 days of NO WIFI (and several attempts to contact the Hotel Manager and logging multiple requests with the hotel staff) -- there was no running water for half a day. I had now spent 11 days in this hellhole-masquerading-as-a-hotel. And that is not even the worst of it, the next morning (Friday) when I did not receive my breakfast -- I called the Manager to complain since I am being billed on a B&B basis but only receive breakfast based on the whims and fancies of the hotel's in-house staff. The Manager was uncooperative and only kept wanting my room number, he tricked me by saying he was at the lobby and that I should call the front-desk -- but when I did call the front-desk from my room phone, not 30 secs later my room bell rang (while the front-desk phone was still ringing). I then hung up the phone and went to the door -- but since the door viewer (peephole) was blurred out, I could not see who was outside, so I carefully opened the door with the latch still on. As soon as I did, I could see the front-office staff (a man by the name of Mutthu?) who then began yelling at me from the hallway accusing me of lying to the Manager that I was not provided breakfast. This man actually physically came up to my room and began threathening me! I did not yell back but simply shut the door on him. This was honestly the final straw: I quickly changed into jeans, a top and blazer and went to the front desk with my video camera on. Fearing for my safety I captured everything on video from the front-desk staff threatening me, to the Manager who only cared that I delete any video evidence I had and was told by him to 'get out of the hotel'. Videos available on request. Do not stay here. You can help protect other solo travellers by reporting this establishment.

Beach bay hotel is a very good place to stay with the beach view.the bar is quite noisy. A good place for friends and couples. family people can avoid this place due to the sound of the pub.services can be better.

Outside of building needs a wash. Windows were very dirty. Selection of buffet breakfast very limited and we had to prompt the waiter for more coffee. There is no pool on site although website says there is. OMR 10 to use Hyatt’s pool & gym. Beach a 5 minute walk away. Noise from Hyatts A/C generators is constant.

Stayed 2 nights, Friday and Saturday. Saturday morning when reached back to the room hsk already cleaned the room: the wooden floor was still wet and very slippery and the bath mat in the bathroom was removed without being replaced. The tiles are very cold and I was using it for my feet not to froze as were no slippers available. Sunday morning went for breakfast in the small area called i guess restaurant. Breakfast was ok but the lady that was setting the tables wasn't: she dropped a knife on the floor and she placed it on the table that she was setting. I was shocked. Called her and asked her to remove it and to send it for washing. If i wasn't about to finish the breakfasts i would just leave. The food got stuck when i saw that. Disgusting. This are common sense things to do. No need to have 5 stars to follow. Very disappointing The Irish pub is pretty good tho.

I stayed on on a Thursday and Friday night and had two terrible nights sleep. The Irish bar on the ground floor played karaoke style music until 2 or 3 am. The drunken singing from the bar seemed like it was coming from right outside my room! No sleep until 3am on Thursday (ironman race the next day)! On Friday the hotel moved me up a floor and to the other side of the building but it didn't help. Noisy until 2:30am. Avoid this hotel if you want a good night's rest! Staff were apologetic and very helpful.

I arrived at 2am after a delayed flight to enter into a ditsy reception desk full of drunk men screaming and shouting and a woman that look like a prostitute. 3 meters from reception is a bar with loud music and people walking in and out of it. They told me it closed at 2:30am, but as we all know, the drunks don't leave straight away and you can hear EVERYTHING banging, car doors, etc.. I couldn't go to sleep until 3:00am. The bathroom didn't flush. The fridge was not working. The bed was as hard as a rock and so were the pillows. I woke up at 8am because someone was talking loudly in reception, that's how poorly sound proof this hotel is. This hotel reminds me of the budget places I used to stay at when I was 20yrs and had no money...

We had a noisy a/c unit in our which I requested the hotel to look at as we went out for the day. They informed us at 2345 that we should move to a different room when I had to call house keeping for more toilet paper. As one of us was already in bed, we did not move. Second room was quieter but had a faulty plug for the kettle and fridge which we only discovered in the morning when we wanted to make coffee. When switched on it started to smoke and glow orange, not really safe! Both rooms only had one towel, why would you do this when the room is booked for two people? There was also a lack of coffee and toilet paper in both rooms. Road noise is an issue at certain times of the day. Staff did not seem to want to help with our concerns. They really were not interested in hearing about the fact the electrics in the room were not safe. The bathroom felt dated and layout meant it was difficult to climb in and out of the shower. The basic function of a hotel is to provide a good night's sleep, this hotel failed with this basic requirement.

The hotel is approx 20-40 min tax ride from airport. Official taxi price 10 Rials. Taxi from hotel to the fish market and souks about 20 min and 6 Rials. Located 3 min walk from public beach. Interesting folklore at sunset. Ok breakfast. Wifi well working. Rooms ok and clean. Local pub (licensed) by reception. Good value for the money. Good location.

wanted a relatively cheap place to stay in muscat and this fitted the bill nicely, the hotel is showing its age certainly bt its clean, good size rooms, nice staff and a good bar downstairs. All in all its a winner for the price and in an excellent location.,
