This B&B is close to the centre of Florence (10-15 minutes walk), and far enough from the crowds. We looked at similar options, hotels, other B&Bs and this was great value. When we arrived, we weren't disappointed. Everything was as advertised, clean, and spacious. It's close to the Firenze Campo Di Marte station (10 minutes), so if you're travelling from Rome like we did, you can get off at Campo Di Marte (you don't have to go to Santa Maria Novella). Breakfast was perfect for us. The owners helped with advice on where to go and how to get to different places. Special word about the owners - they are awesome, they go above and beyond to make sure your stay is great. Thank you Ilaria and Ricardo for your hospitality! If we ever come back to Florence, we know where to stay

In short: * Mishandled Booking - Did not actually have our stay booked so we had to spend two days with the hosts mother * Mishandled Payment - Charged another booking for our stay by mistake * Mishandled Breakfast - Lacked basics and not as described * Mishandled our belongings - Moved and organised our belongings without our consent or an apology * Mishandled us - The hostess was rude and unprofessional Surprised and disappointed considering the reviews we read. Please look elsewhere. In detail: On arrival we couldn't get in and were told over the phone that she'd messed up our booking and so nothing was available. We had emailed the week before to make sure everything was okay! We ended up spending two days at her mothers b&b which was not the same quality as what we had booked. All this, including getting a refund for the two days, was difficult as done over the phone. They wouldn't meet us in person. After offering to take our luggage from her mothers to the b&b it took them hours longer than they said, again forcing us to call to get into the property and to find out where our belongings were. We found out she had charged our stay to another guest so we had to work out how to pay the sum in short notice. We dealt with this politely and without complaint for fear of having nowhere to stay during peak season. Breakfast was disappointing, most days lacked milk, orange juice or bread to toast. The home made jam was nice but the coin operated coffee machine felt penny pinching, even if it was free during breakfast hours. Interaction with the host was short and sharp during breakfast and we could only speak to them by phone outside those hours. We came back to our room on our second to last day to find all our belongings sorted and moved: clothes, bags, all of it. We had to track down everything, including valuables, even finding shoes in the bathroom cabinet! We called to say it was not appropriate but weren't given an apology, she said she cleaned personally and complained we were too messy. This was insulting as the maid had been fine cleaning up to now. We were told we should be grateful for the service and if we didn't like it we should put up 'do not disturb'. So to get fresh towels or sheets we had to let her manhandle our belongings. The next day we stayed civil whilst she became rude. Either talking to us while on the phone or ignoring us completely. We were happy to leave the next day, confused by what had happened. We were treated as burdens that should be grateful for their hosts attention. Please look elsewhere.

Response from Ilaria P, Direttore at B&B Piccolo Principe
Responded Jul 1, 2017
Dear client, It is a surprise for me to read your negative review about your staying. Let us analyze this "mishandled everything" step by step. You arrived on the 13th of June and I realized of my mistake of overbooking. I apologized immediately and after one minute I called you back with a new and free solution for you: you were offered to stay free of charge at my mother's b&b for two days . Actually I offered you one night free and you asked for two nights free, for all the time you stayed at my mother's b&b. I apologized again for my mistake and I gave you the 2 nights free. Same residential area, same distance from the city centre, more familiar style but very comfortable and clean. I did all of this because I made an overbooking , it was my fault and I apologized for that. So, you did not pay a penny for your first two nights of Your Florentine vacation, during Pitti Fashion days. On the third day we told you not to worry about your luggages : we would take them to Piccolo Principe b&b , with your consent. As for the credit card payment I did not charge the credit card of another client, as you understood, there has been a misunderstanding between us. In fact I charged your credit card for only 8 nights instead of 10 nights that you used, on the last two days of your stay and not in advance as I told you on my email before your arrival. As for breakfast I really do not understand. Everything described in our website was ready for you. we well describe our Continental breakfast in our website : Moreover , you found some home made cakes, in addition to fresh pastry croissants , fresh bread, home made jam, fresh cheese and "schiacciata". I booked museums free of charge for my service, as soon as you arrived at Piccolo Principe. As for the cleaning service I always give my clients the card to hang outside of their room's door if they do not want the cleaning of their room I make every day. I respect my clients' request so I cleaned your room only during those days you did not hang the message on the door in which it was written:" do not disturb. When I entered the room there was no message outside so I understood I had to clean it that morning. I changed the sheets and towels and I cleaned the floor and the two ensuite bathrooms. As soon as you called me that day, I gave an apology and an explanation... there was no ticket or message out of your room's door. I have never been rude and unprofessional to you, I did told you on the phone, in a very polite way, to remind to put the message out of your room if you would not want the cleaning service. Sorry for not being so professional as you wrote in your review. And sorry for my overbooking, that I solved in one minute after you called me on your arrival day. Everybody can make a mistake and try to solve it .

This b&b is very nice, clean and confortable. 10 minutes walking from Florence city centre. The rooms are spacious and clean, full furnished. There is a nice terrace where in summertime you can have a perfect and delicious breakfast. The owners are really nice and kind.

We've just finished out second stay at the Piccolo Príncipe (first visited in 2011 ). Ilaria and Ricardo are the warmest and most accommodating hosts. Like our first visit, they attended to every detail and did the utmost to make our stay comfortable and very memorable for us and our two teenagers. Breakfast included homemade cakes and pastries. The rooms are clean and beautifully decorated. You get bountiful Italian warmth and charm with great style service! A perfect combination for us. Lauri & Paul Pastrone California

We spent 4 nights in Piccolo Principe B&B and the experiences was excellent. Ricardo and IIaria found out we were on our honeymoon and offered us a cheese and wine afternoon tea as honeymoon guests, we had lovely afternoon chatting with them and had lovely wine and cheese. We love seeing their interactions and sense of humour. They even bought us Cantuccini for our farewell gift. Breakfast was tasty, Ricardo offers us boiled eggs every morning, if you are not used to sweet breakfast, try the eggs and focaccia sandwich! Room was specious and location was good, it's a 15 min walk to the downtown; it's perfect for us as we enjoy a bit of exercises every day. The only thing we may comment is wifi in the furthest room is not very strong.. however, it's a holidays! stop looking at phone and talk to people. So overall, this place is highly recommended. And if you chose to stay, have a chat with Ricardo and IIaria, they are lovely.

The B&B itself is nice enough and is owned by a husband and wife couple. The husband in particular was very helpful, offering suggestions of places to eat and providing directions to different places but ultimately I would not recommend this place unless you have a car and need parking. The bus stop is near by but it is not convenient as the bus you need does not necessarily run frequently and it stops running all together around 11:30 at night making a cab or very long walk home necessary at night if you are out in the city at a place not within walking distance. Also, the area is not picturesque - I had thought it would be a charming suburban part of the city given prior descriptions but it is sort of loud due to all of the traffic and it was not quaint. Also, if you ask for a room for two people, be forewarned that the rooms are divided into two separate floors so one person will have to walk upstairs to go to the bathroom. Agreed that the breakfast on the terrace was nice and the food was very tasty but I think you could find a nice croissant and coffee in a more convenient part of the city as well. I was tempted to give this a 3 due to the inconvenience but the stay itself was fine so I did not want to give it a lesser review.

The B&B was terrific. Our room was much larger than expected. I pictures only showed the queen bed but there were spiral step leading to another level two extra twin beds. One of the nicest places we stayed during our time in Italy. Even though we did not interact with the staff of the B&B very much, they were beyond polite whenever we did come in contact with them.

We really enjoyed our stay here. Great room & location. Breakfast is delicious. Very affordable. Happy hosts only too glad to assist & advise on local sights. Be aware that there are stairs to climb if you have a lot of luggage. Try to get a room close to the breakfast area as the WiFi is strongest around there.
