Had friends stay here. Very poor all round especially owners who were rude and unhelpful. Tired decor. Food cheapest you can buy. Have feeling that positive reviews left are not genuine and have reported this

This b&b is amazing! Amazing service! Lovely owners and beautifully cleaned every day. My breakfast was spot on and the thought and care the owners had for their guests made me feel right at home! Beautifully decorated and very homely! With a beautiful view!

Again, I have to praise this lovely b&b as I always stay here with my daughter. We are both always made to feel welcome and my daughter has a smile on her face the entire holiday. Service is always impeccable and I honestly wouldn't stay anywhere else. Bedrooms are always fresh and a comfortable environment for your stay. Beds are suited for a wonderful nights sleep and fresh linen and beds are always made. I've stayed in ensuite rooms and bedrooms with the shared bathroom, both are always clean and tidy. Breakfast is made to a tasteful standard and the hash browns are my favourite! I thank you again for an absolutely wonderful stay yet again, see you for my next visit. Jess x

Prior to my visit here they rang me early in the morning wondering what time I was planning to get there as they were going out and said that if they weren't there they would leave the keys in an envelope with some instructions in the porch. This brought up security concerns before we even arrived, however it was not to worry as the front door key wouldn't even turn in the lock, luckily there were some other guests who could let us in and as it turned out they had the same issue. As far as the room goes it was small but the bed was comfy and functional, the view was of the back alley and the bathroom was poorly ventilated which led to damp and mould on the shower curtain. There were also skid marks in the loo from the previous occupants. I felt that there was very little choice when it came to breakfast as there was no menu and it seemed as if it was fried breakfast or nothing, this would've been okay if the breakfast was well cooked; the eggs and mushrooms were rubbery and the hash brown soggy. Upon checkout, they were extremely frosty and only offer payments in cash with no receipt which could be perceived as suspisious and lacking security.

The bed filled the room to the extent there was no room for a bedside table and still be able to open the door. Bathroom so narrow there was no room to hang the loo roll on the wall and sit down. Basically the width of the shower tray. The bathroom door was a folding one as a standard would not fit. Breakfast 8-8.30 only! Despite the fact I phoned a few days prior to arrival to confirm vegan options, as advertised, they clearly had no idea what this meant. The premises was for sale, I can see why.

Good communication before arrival. As we arrived by the sleeper train we asked if we could leave our luggage at the B&B during the day, no problem. No problem getting in during the evening either. Room 2 was small, but bed v comfy and slept well. Bathroom small and narrow but did what it needed to. Shower had lots of hot water and great after a day's walking. Probably best for a weekend room rather than a week due to storage. Only downside is that you can hear the other guests moving around/ using the bathroom, but it is a house not a hotel. Breakfast was great, lovely fruit salad and hot food cooked as requested. Friendly hosts.

Stayed 2 nights. This was one of 14 Guest Houses we stayed at during our month long trip throughout England. It rated at the bottom of our list. There is small and then there is cramped. Absolutely no place to put 2 average size suitcases. Not even under the bed. Constantly stepping over and squeezing by them. Small, awkward corner closet. Must shuffle along to access far side of bed. Pestered us with 2 rather curt emails in the 24 hr. before arrival asking for arrival time. We had paid up front and had already supplied this info the week before with a 2 hour window (we were traveling from Glastonbury which I had explained) and besides we were arriving well within the check in hours stated on their website. Room was clean and bed ok. English breakfast ok. Although the room was a non smoking room, the common area-breakfast room smells of smoke. Asked for a hair dryer. Was given one with air only.....no heat. (Didn't find this out 'til the next morning of course). When this was mentioned to the owner she thought that was fine. "It works." She already knew this. Had to explain that hair can't be styled without heat. Said she would try to get me another one. Got the feeling I was asking for too much. Nevertheless we arrived later that night to find a brand new hair dryer still in the box with all the cardboard bits and twist ties that come with a new appliance. Strange. I am always puzzled by places that ask you to consider reusing your towels, which we are happy to do, but then don't supply proper towel racks. Wet towels do not dry hanging on a single hook in a cramped bathroom with little air circulation. We booked through Expedia which stated. "Parking Available". Be aware this means regular street parking, first come first served. No reserved spots/permits for this Guest House. We were lucky to find parking a block or 2 away.

thankyou for writing a review when you booked this room it states it is a small double back ensuite room. as for the hair dryer you told my wife it was blowing cold and not hot she whent straight out and bought a brand new one for you. now for the towels if you put wet towels in the shower tray they are replaced with dry ones. and as for the smell of smoke in the breakfast room i can only say that one of the guests must have been in the garden smoking. now for the parking at no time does my web site say we have private parking when you checked out you was asked if everything was ok with your stay and you said everything was fine once again thankyou for your feed back sea waves
